Rates

Peak Season: May 1 to October 31
Off Peak Season: November 1 to April 30

Peak rates apply during Fall Foliage season, college events and holidays. Room Rates are based on double occupancy and include breakfast. Third floor suite rates vary based on number of people. Rates range from $85.00 to $130.00. All rates are subject to Vermont state taxes. A two night minimum may be required on most weekends during summer, fall foliage, and college events. Please call to inquire. Rates subject to change without prior notice.

Policies

Deposits:
Deposits are required within seven days of the reservation request. To confirm a reservation we accept a valid credit card or 50% payment by check. If booking a room for one night the full amount must be paid in advance.

Cancellations:
Because of our small size, cancellations affect us significantly. Once we accept a reservation, the room is removed from our availability calendar and we turn away possible reservations. If you must cancel within 15 days of your reservation, your deposit will be refunded minus a $25.00 processing fee. The cancellation policy during college events and holidays is 30 days. If you cancel your reservations after this time (15 or 30 days), your deposit can not be refunded unless the room can be re-booked for the entire reserved stay. If the room is re-booked, we will refund your deposit minus a $25.00 processing fee. No refunds for early check outs. If you are a "no show" you will be charged for the entire stay reserved plus 9% VT tax.

Arrivals:
Check-in is 3 p.m. to 6 p.m. Check-out is 11 a.m. Late check-ins are possible only by prior arrangement. If you are delayed the day of arrival please call us as soon as possible so we can make other arrangements. Please understand this is an owner operated business and we start very early so that we may personally prepare and serve our guests. Payment in full is expected at check-in. We prefer check or cash as the final payment.
